You hear the terms Manufacture Homes and Modular Homes used interchangeably, what are the differences?

🏠 Manufactured Home

A manufactured home is built entirely in a factory and then transported to the homesite on a permanent chassis.

Key Characteristics:

  • Built to the HUD Code (federal construction standards established in 1976)

  • Always has a steel chassis/frame underneath

  • Issued a HUD data plate and certification label

  • Can be placed on:

    • Permanent foundation (real property)

    • Or remain personal property (chattel)

  • Often associated with land-lease communities or manufactured subdivisions (like Tucson Estates)

Financing:

  • Can be financed with conventional, FHA, VA if on permanent foundation and titled as real property

  • Otherwise financed as personal property (higher rates)

Perception Reality:Still carries stigma from pre-1976 “mobile homes,” even though modern manufactured homes are significantly improved in quality and energy efficiency.

🏡 Modular Home

A modular home is also built in a factory — but it is constructed in sections (modules) and assembled on-site.

Key Characteristics:

  • Built to local/state building codes (same as site-built homes)

  • No permanent steel chassis

  • Must be placed on a permanent foundation

  • Inspected the same way as stick-built homes

  • Legally considered real property from the start

Financing:

  • Financed exactly like a traditional site-built home

  • No special underwriting overlays

Perception Reality:Most buyers cannot tell the difference once completed. Appraisers typically treat them like stick-built homes.
