Would you like to have more square footage - or better space?

When it comes to buying a home, bigger isn't always better. Sometimes, it's how the space works for you that matters most.

For years, one of the first questions buyers have asked when searching for a home is, "How many square feet does it have?"

It's a reasonable question. Square footage affects value, functionality, and how much room you have to live. But here's another question worth considering:

Would you rather own a larger home with rooms you rarely use, or a smaller home where every square foot works for your lifestyle?

As a full-time Realtor serving Tucson, Oro Valley, Marana, and surrounding Southern Arizona communities, I've learned that finding the right home involves much more than looking at the number of square feet on a listing.

More Square Footage Doesn't Always Mean More Comfort

Imagine two homes.

The first is a 3,000-square-foot home with five bedrooms, a formal dining room, a separate living room, and a large backyard.

The second is a 2,000-square-foot home with three bedrooms, an open kitchen, a comfortable great room, excellent storage, and a covered patio designed for outdoor living.

Which would you prefer?

There's no wrong answer.

If you have a large family, frequently entertain overnight guests, or need separate offices, the larger home might be exactly what you need.

But if you're an empty nester, a couple looking to simplify, or someone who values low-maintenance living, that smaller home might actually provide a better quality of life.

The important question isn't necessarily how much space you have. It's how much of that space you actually use.

The Hidden Costs of Extra Square Footage

In Southern Arizona, owning more house can mean more than just a larger mortgage payment.

Consider some of the additional expenses that can come with a larger property:

  • Heating and cooling: Keeping a large home comfortable during Tucson's summer months can become expensive.

  • Property maintenance: More rooms, flooring, windows, and bathrooms mean more to clean, repair, and eventually replace.

  • Property taxes and insurance: Larger or more valuable properties may carry higher ownership costs.

  • Furniture and decorating: Filling rooms you rarely use can become an unnecessary expense.

  • Time: Maintaining a larger home and yard takes time that could be spent doing something you actually enjoy.

Of course, a well-insulated, energy-efficient larger home may cost less to operate than an older, poorly maintained smaller property. Every home needs to be evaluated individually.

But the point remains: You're not just buying square footage. You're accepting the responsibility and expense of maintaining it.

Better Space Means Better Functionality

When I talk about better space, I'm referring to how a home's design supports everyday living.

Think about the features that might make a difference:

An open, functional kitchen. A well-designed kitchen with good counter space, storage, and easy access to the dining area may be more valuable to your daily routine than an oversized kitchen with a poor layout.

A comfortable primary suite. A thoughtfully designed bedroom and bathroom may provide more enjoyment than several additional bedrooms that sit empty.

Storage where you need it. Walk-in closets, a practical pantry, garage storage, and organized cabinets can make a smaller home feel surprisingly spacious.

Indoor-outdoor living. Here in Tucson, a covered patio with mountain views, comfortable seating, and attractive landscaping can become an extension of your living area during much of the year.

Flexible rooms. A room that functions as an office, guest bedroom, or hobby space may provide more value than a formal dining room used twice a year.

The right floor plan can make a 1,800-square-foot home feel more comfortable than a poorly designed 2,500-square-foot property.

What About Resale Value?

Square footage certainly matters when determining a home's market value. Buyers and appraisers consider living area, condition, location, amenities, and comparable sales.

But more square footage doesn't automatically guarantee a better investment.

A smaller, well-maintained home with an attractive floor plan in a desirable neighborhood may appeal to more buyers than a much larger home with an outdated or awkward layout.

In Tucson's housing market, location, property condition, outdoor living areas, energy efficiency, and the functionality of the floor plan can all influence buyer demand.

That's why I encourage buyers to look beyond the price per square foot.

A lower price per square foot doesn't necessarily mean you're getting a better home.

Are You Paying for Rooms You No Longer Need?

This question becomes particularly important for homeowners whose lifestyles have changed.

Maybe your children have moved away.

Maybe you no longer entertain large groups.

Perhaps you've retired, work from home, or simply want to spend less time cleaning and maintaining your property.

The house that made perfect sense fifteen years ago might not be the house that makes sense today.

And that doesn't necessarily mean you need to downsize dramatically.

Sometimes, moving from a larger two-story home into a thoughtfully designed single-story home with fewer bedrooms, better storage, and less maintenance can improve your everyday life.

You might even discover that you prefer a smaller home with higher-quality finishes, a better location, or a more enjoyable outdoor living area.

Before You Buy, Ask Yourself These Questions

Before deciding how much house you need, consider:

  1. How many bedrooms and bathrooms do I actually use?

  2. Do I need separate spaces for work, hobbies, or visiting family?

  3. Would I prefer a larger home or a better location?

  4. How important is outdoor living?

  5. How much time and money am I willing to spend on maintenance?

  6. Am I buying for the way I live today or for a lifestyle I might never have?

  7. Would a smaller home with a better floor plan make me happier?

Your answers may change the type of property you should be considering.

My Approach: Find the Home That Fits Your Life

After more than a decade working in Southern Arizona real estate, I believe one of the most important things a Realtor can do is listen.

Not simply ask how many bedrooms you want or what price range you're considering.

I want to understand how you actually live.

Do you enjoy entertaining? Do you need a home office? Are you looking for less maintenance? Do you want more privacy, a better view, or room for visiting grandchildren?

Those answers help determine which properties are worth your time.

I'm not interested in selling you more house than you need. I'm interested in helping you find the right house for your circumstances, your finances, and your future.

The Bottom Line

More square footage gives you more room. Better space gives you a home that works for you.

Sometimes those two things go together. Sometimes they don't.

Whether you're considering purchasing your first home, moving into something larger, downsizing, or simply wondering whether your current home still fits your lifestyle, I'd welcome the opportunity to help you evaluate your options.

Because the best home isn't necessarily the biggest home.

It's the one that makes your life better.
