Do Homes Sell During the Holidays? Absolutely!

By Wes Stolsek | OMNI Homes International
As Thanksgiving approaches and Christmas decorations begin appearing throughout Tucson, Oro Valley, Marana, and surrounding communities, I hear a familiar question from homeowners:
“Should I take my home off the market during the holidays, or wait until January to sell?”
My answer might surprise you.
Yes, homes sell during the holidays! And depending on your circumstances, the holiday season may actually present some advantages for sellers.
Let's look at why.
1. Serious Buyers Don't Stop Looking Because It's November or December
People buy homes for many different reasons, and those reasons don't disappear when the holidays arrive.
Job relocations, retirement plans, family changes, financial considerations, and lifestyle decisions continue throughout the year.
In fact, buyers who are actively looking during the holiday season may have a compelling reason to purchase.
They aren't necessarily browsing homes just for entertainment. Many have a specific goal and a timeline.
For sellers, that can mean opportunities to work with motivated buyers who are ready to make decisions.
2. Less Competition Can Be an Advantage
One thing that often happens during November and December is that some homeowners decide to temporarily remove their properties from the market.
Others postpone listing until January or February.
That can create an opportunity.
With fewer competing properties available in certain neighborhoods and price ranges, your home may receive more attention from buyers who are still actively searching.
Of course, reduced competition doesn't automatically mean a faster sale or a higher price. Buyer activity can also slow during the holidays.
But fewer competing listings can certainly be worth considering.
3. Tucson's Winter Weather Is a Selling Point
Here in Southern Arizona, we have an advantage that many other real estate markets don't enjoy.
While much of the country is dealing with freezing temperatures, snow, and icy roads, Tucson-area buyers can often tour properties in comfortable weather.
Our beautiful desert surroundings, mountain views, outdoor living spaces, and mild winter temperatures can be particularly attractive to buyers relocating from colder climates.
For someone considering a move to Arizona, seeing Tucson during the winter months may reinforce why they want to live here.
4. Holiday Decorations Can Make a Home Feel Welcoming
There's something inviting about a home that is tastefully decorated for the holidays.
Warm lighting, a welcoming entryway, and a comfortable atmosphere can help prospective buyers imagine themselves living there.
However, moderation is important.
Too many decorations can make rooms appear smaller, distract buyers from the home's features, or make it difficult to appreciate the property's layout.
My recommendation?
Keep decorations attractive, simple, and tasteful. Let the home itself remain the main attraction.
5. Some Buyers Want to Close Before the End of the Year
For certain buyers, completing a real estate transaction before December 31 may be important.
Their motivation could involve employment relocation, financial planning, a lease expiration, or personal circumstances.
Some buyers may also have tax-related considerations, although those should always be discussed with a qualified tax professional.
The important point is that the calendar doesn't eliminate the need to purchase a home.
Sometimes it creates additional urgency.
6. Pricing Still Matters—Regardless of the Season
Here's where I want to emphasize something.
The holidays are not an excuse to overprice a property.
A home that is priced above what the market supports can struggle to sell in December just as easily as it can in April.
Buyers today have access to substantial information about comparable properties, pricing history, and market conditions.
A successful sale still depends on the fundamentals:
Accurate pricing based on current market conditions.
Professional presentation and quality photographs.
Appropriate marketing and property exposure.
Accessibility for qualified buyers.
Realistic expectations and effective negotiation.
Those fundamentals don't change because Christmas is approaching.
7. What About the Inconvenience of Holiday Showings?
This is a legitimate concern.
The holiday season is a time for family, friends, entertaining, and sometimes travel.
Having buyers walk through your home during that period can be inconvenient.
But selling during the holidays doesn't mean surrendering control of your schedule.
Showings can be coordinated around family gatherings, holiday celebrations, and other commitments.
The objective is to make the property available to serious buyers while respecting the seller's personal schedule.
Communication and planning make a difference.
So, Should You Sell Now or Wait Until January?
There isn't one answer that works for every homeowner.
If you're ready to sell, your property is properly prepared, and the market supports your asking price, there may be no compelling reason to wait simply because the holidays are approaching.
On the other hand, if your home needs significant preparation, your schedule is unusually demanding, or local market conditions suggest a different strategy, waiting may make sense.
The decision should be based on your circumstances, not an assumption that nobody buys homes during the holidays.
My Final Thoughts
After years of working in Southern Arizona real estate, one thing I've learned is that real estate doesn't operate according to the holiday calendar. It operates according to people's needs.
People get married, relocate, retire, downsize, inherit properties, and make important financial decisions every month of the year.
November and December are no exceptions.
If you're thinking about selling your home in Tucson, Oro Valley, Marana, Catalina, or the surrounding communities, don't automatically assume you have to wait until spring.
Let's look at your particular property, your competition, and your goals before making that decision.
The right time to sell isn't necessarily determined by the calendar. It's determined by your circumstances and the market.

Whether you're considering listing now or preparing for the beginning of 2027, I'd be happy to discuss your options and help you make an informed decision.
