One of the most important services I provide as a Realtor is helping sellers determine the most effective price for their home. This is accomplished through a Comparative Market Analysis, commonly known as a CMA.

Many homeowners believe pricing is simply a matter of looking at what a neighbor's home sold for or checking an online estimate. The reality is that pricing a home correctly requires a detailed analysis of the local market, recent sales, current competition, buyer demand, and the unique features of the property itself.

What Is a Comparative Market Analysis?

A Comparative Market Analysis is a detailed evaluation of a property's likely market value based on:

  • Recently sold homes

  • Active listings currently competing for buyers

  • Pending sales that indicate current buyer demand

  • Expired or canceled listings that failed to sell

  • Market trends and inventory levels

  • Property condition, upgrades, location, and amenities

The goal is to determine a realistic price range that attracts buyers while maximizing the seller's return.

Why Do I Run a CMA?
