So you're out touring open houses on a Saturday afternoon, coffee in hand, dreaming about your next chapter — and there's a Realtor greeting you at the door. You're not represented yet, and maybe you're wondering: Should I be working with someone? What should I even be looking for?

Great question. Here's what savvy buyers pay attention to when they meet a Realtor at an open house.

They're Knowledgeable — Not Just Friendly

Anyone can smile and hand you a brochure. A great Realtor can answer real questions:

  • How long has this home been on the market?

  • Has the price been reduced?

  • What's the seller's situation?

  • What do comparable homes in the area sell for?

If you ask a question and get a vague answer or a shrug, that tells you something. You want someone who comes prepared with data, not just charm.

They Listen Before They Pitch

A quality Realtor won't immediately try to sign you up or push you toward a transaction. They'll ask about you first — your timeline, your needs, your budget, your lifestyle. If someone is more interested in talking than listening, that's a red flag.

The best agents are genuinely curious about what you need, not just what they can close.

They're Transparent About Representation

Here's something important: the Realtor at the open house typically represents the seller, not you. A trustworthy agent will be upfront about this. They should explain:

  • Who they represent

  • What that means for you as a buyer

  • What buyer representation looks like and why it matters

If an agent glosses over this or makes it seem like it doesn't matter — pay attention. You deserve to know whose interests are being protected.

They Point Out the Good and the Not-So-Good

  • Insight into what's coming to market soon

  • A referral to a trusted lender

  • Honest advice about whether this home fits your criteria

If you walk away from an open house feeling more informed, that agent earned your attention.

They Make the Case for Buyer Representation

Even if you're just browsing, a great Realtor will explain why having your own representation matters:

  • Someone negotiating for you, not the seller

  • Guidance through inspections, contingencies, and paperwork

  • An advocate if something goes sideways

  • In many cases, the seller pays the buyer's agent commission

If a Realtor at an open house doesn't bring this up, it's worth asking about it yourself.
