Pros:

  3. Modern Feature: Solar panels can be seen as a modern upgrade, potentially making the home more attractive.

Cons:

  1. Lease Transfer Complications: The solar lease must be transferred to the buyer, which can involve credit checks and paperwork. Some buyers may not qualify or may be unwilling to take on the lease.

  2. Reduced Buyer Pool: Some buyers may be deterred by the obligation of a lease, preferring to own the system outright or avoid the commitment.

  3. Impact on Appraisal: Leased solar panels typically do not add value to the home in an appraisal, and in some cases, may complicate the process.

  4. Potential Buyout Costs: If the buyer does not want to assume the lease, the seller may need to buy out the remainder of the lease, which can be costly.
