In real estate, the term “farming” refers to a focused marketing strategy where an agent consistently targets a specific geographic area, property type, or demographic group to build name recognition, trust, and long-term business.

Think of it like cultivating a field — you “plant seeds” (marketing efforts), “nurture” relationships, and “harvest” leads and referrals over time.

🔍 Two Main Types of Real Estate Farming

  1. Geographic Farming

    • Focusing on a specific neighborhood or area (e.g., “Catalina horse properties” or “Rancho Vistoso homes”).

    • You become the local expert who residents think of first when buying or selling.

    Common tactics:

    • Regular mailers or newsletters (market updates, sold listings)

    • Door knocking or community events

    • Sponsoring local activities or ads

    • Consistent branding and signage

  2. Demographic or Niche Farming

    • Targeting a specific type of client or property rather than a location.

    • Examples:

      • Military relocation buyers

      • First-time homebuyers

      • Luxury properties

      • Investors or landlords
