Here’s what you should know and do if you find mold in your home, based on industry recommendations and the Tucson Association of REALTORS® Mold Disclosure:

  • Mold can be either toxic or non-toxic. Toxic mold may cause health problems for some people, while non-toxic mold is mostly a nuisance.

  • Mold is often the result of moisture or water intrusion (like leaks or condensation), and not all mold is visible. Sometimes, a musty odor is the only clue.

  • If you suspect mold, especially if you notice moisture, experts recommend hiring a professional environmental inspector to conduct indoor air quality testing. This is the best way to identify hidden mold or airborne hazards.

  • The Arizona Department of Health Services advises that visible mold or a persistent musty odor means you likely have a mold problem that should be addressed.

How to get rid of mold:

  • Address the source of moisture first (fix leaks, improve ventilation, etc.).

  • For small areas (less than 10 square feet), you can usually clean mold yourself with detergent and water. Wear gloves and a mask to avoid inhaling spores.

  • For larger or persistent mold problems, or if you have health concerns, hire a licensed mold remediation professional.

  • After cleaning, keep the area dry and monitor for any recurring moisture or mold.

If you’re in a real estate transaction, it’s best to document the issue and consult with your agent or broker about your rights and any required disclosures.
