New construction homes are exciting. Brand-new appliances, fresh paint, modern floor plans — it's easy to walk into a builder's model home and fall in love on the spot. But before you step foot on that sales floor, there's one call you should make first: call your Realtor.

Here's why.

The Builder's Agent Works for the Builder — Not You

When you walk into a new construction sales office, the agent sitting behind that desk is friendly, knowledgeable, and there to help — help the builder. They are legally and ethically obligated to represent the builder's best interests, which means getting the highest price, the fewest concessions, and the most favorable contract terms — for the builder.

Having me in your corner means you have someone whose only job is to look out for you.

It Costs You Nothing to Have Representation

This is the part that surprises most buyers: having a buyer's agent at a new construction site typically costs you nothing out of pocket. Builders usually pay the buyer's agent commission through the sale.

If you walk in without a Realtor and later decide you want representation, it may be too late — builders often won't allow you to add an agent after your first visit. That's not an accident.

I Can Negotiate What You May Not Know Exists

New construction buyers often assume the price is fixed. It's not always. Beyond the base price, there are upgrades, lot premiums, closing cost contributions, rate buydowns, and design center credits that are often negotiable. I know what builders in this market are currently offering, what they'll move on, and how to ask the right questions to maximize your value.

I'll Review the Contract Before You Sign

Builder contracts are long, detailed, and written by lawyers who work for the builder. I've reviewed many of them. There are clauses around deposit structures, completion timelines, change orders, and warranty terms that you need to understand before signing — not after.

New construction timelines can stretch from a few months to over a year. During that time, questions come up, timelines shift, and decisions need to be made about design upgrades and financing.
