Zillow is currently facing a new lawsuit involving allegations that center on its use of artificial intelligence (AI) and listing data, as well as potential antitrust and consumer transparency issues. Here’s a breakdown of what this most recent case (late 2025) is about:

🧾 1. The Core of the Lawsuit

The most recent suit (filed in federal court in late October 2025) accuses Zillow of:

  • Manipulating listing visibility through its AI-driven algorithms (especially the “Zillow Showcase” program).

  • Favoring certain agents or brokerages that pay for Zillow’s premium advertising, giving them disproportionate visibility on listings that aren’t actually theirs — sometimes described as “listing hijacking.”

  • Misleading consumers by implying that certain agents are the “primary” or “exclusive” contacts for properties when they are not.

The case was reportedly filed by a coalition of real estate agents and smaller brokerages, along with at least one consumer advocacy group, claiming Zillow’s practices distort fair competition in online real estate marketing.
