Your Monthly Payment Matters More Than a Headline Interest Rate

When people start thinking about buying a home, one of the first things they usually ask is, “What are interest rates doing?”

That’s certainly an important question—but it shouldn’t be the only question.

The number I want buyers to focus on is much more practical:

What monthly housing payment can you comfortably afford?

Start With the Payment

Before we start looking at homes, I encourage buyers to have a conversation with a good lender and determine a realistic monthly payment.

Not the maximum amount you can possibly qualify for. Instead, determine the payment that fits comfortably into your actual monthly budget.

Once we know that number, your lender and I can work backward to determine what price range makes sense.

That approach can make the home-buying process much easier because we aren't simply chasing a sales price or waiting for a particular interest rate. We're looking for homes that fit your financial comfort zone.

Your Interest Rate Is Only Part of the Equation

Your mortgage rate certainly affects your payment, but several other factors can change what a particular home costs you each month.

Those can include your down payment, loan program, property taxes, homeowners insurance, mortgage insurance when applicable, and HOA fees.

Seller concessions, lender programs, builder incentives, and rate buydowns may also affect the numbers in certain transactions.

That's why two homes with the exact same purchase price don't necessarily have the same monthly cost.

Don't Put Your Life on Hold Waiting for the “Perfect” Rate

Trying to predict exactly where mortgage rates will be six months or a year from now is difficult.

Meanwhile, your reason for buying a home may have nothing to do with interest rates.

Maybe your family needs more room. Maybe you're relocating for work. Maybe you're ready to downsize. Perhaps you're tired of renting, want to live closer to family, or simply need a home that better fits your life today.

Those needs don't disappear because of a headline about mortgage rates.

Instead of asking only, “What's the interest rate?”, consider asking:

“What would my total monthly payment be on this particular home?”

That's a much more useful number.

Shop the Payment, Not Just the Rate

Buying a home should be about finding the right property and making sure the numbers work for you.

That's why I believe buyers should start with the payment they can comfortably afford. From there, we can look at homes, financing options, and potential opportunities that fit within those numbers.
