Your First Home Does Not Have to Be Your Forever Home

One of the biggest mistakes I see first-time homebuyers make is believing their first home has to check every box.
They want the perfect location, the perfect kitchen, a large yard, extra bedrooms, a three-car garage, and enough space for a life they may not even be living yet.
There is nothing wrong with wanting those things. But waiting until you can afford your “forever home” can sometimes keep you from buying a perfectly good first home.
Think of Your First Home as a Starting Point
Your first home doesn't necessarily need to be the home you live in for the next 30 years.
It can be the home that gets you started.
Instead of paying rent month after month, homeownership may give you the opportunity to begin building equity. As your financial situation changes and your needs evolve, you may eventually sell that property and use the equity you've built toward your next home.
Of course, appreciation and equity growth are never guaranteed. That's why the numbers need to make sense before you buy.
Your Needs Will Probably Change
Think about how different your life may look five or ten years from now.
You may get married, have children, change careers, work from home, relocate, or decide you want less maintenance instead of more space.
That's another reason I don't believe first-time buyers should put unnecessary pressure on themselves to find a forever home.
Buy for the life you're living now while keeping an eye on where you're headed.
Focus on What You Can Comfortably Afford
I tell buyers all the time: shop the payment, not just the price or the interest rate.
Before we start looking at homes, I want to know what monthly housing payment you're comfortable with. Then we can work with your lender to determine what purchase price fits that budget.
Being approved for a certain amount doesn't mean you have to spend that amount.
Your home should fit into your life—not consume your life.
A First Home Can Teach You a Lot
Owning your first home also gives you experience.
You learn what you really like and what you don't. Maybe you thought you wanted a huge backyard until you had to maintain one. Maybe you discover that location matters more to you than square footage. Or perhaps that extra bedroom becomes much more important than the upgraded kitchen.
Those lessons can make you a much smarter buyer when you're ready for your next home.
Start Where You Are
If you're renting because you believe you can't afford your dream home yet, let's change the question.
Instead of asking:
“Can I afford my forever home?”
Ask:
“Is there a home I can comfortably afford today that moves me toward where I want to be tomorrow?”
The answer may surprise you.
Your first home doesn't have to be perfect.
It doesn't have to be enormous.
And it certainly doesn't have to be your forever home.
It just needs to be the right first step.
Thinking About Buying Your First Home?
Let's sit down, look at the numbers, and determine what makes sense for you. No pressure and no assumptions. We'll start with the payment you're comfortable with and work from there.
