Why You Should Leave Your Air Conditioning On While Your Home Is Listed for Sale

ing a home in Southern Arizona isn't just about great photography, curb appeal, and pricing it correctly. One often-overlooked detail can make or break a buyer's first impression: the temperature inside your home.

As a REALTOR®, I've shown countless homes during the hottest months of the year. Nothing causes buyers to lose interest faster than opening the front door and walking into a house that feels like an oven.

Keeping your air conditioning running while your home is on the market isn't simply about comfort—it's an investment in getting your home sold.

First Impressions Matter

Buyers begin forming opinions within seconds of entering your home. If they are greeted by cool, comfortable air, they immediately feel welcomed and are more likely to take their time exploring the property.

If they walk into a home that is 90 degrees or hotter, they often want to leave as quickly as possible. Instead of noticing your beautiful kitchen, updated flooring, or spacious layout, they're focused on how uncomfortable they feel.

A buyer who rushes through your home is less likely to appreciate everything it has to offer.

Buyers Stay Longer in Comfortable Homes

The longer a buyer spends inside your home, the better.

When buyers are comfortable, they:

  • Notice more features and upgrades.

  • Picture themselves living in the home.

  • Discuss furniture placement and decorating ideas.

  • Ask more questions about the property.

  • Become emotionally connected.

That emotional connection is often what leads to an offer.

It Protects Your Home

Running your air conditioning doesn't just benefit buyers—it also protects your investment.

Extreme indoor temperatures can affect:

  • Wood flooring

  • Hardwood cabinets

  • Paint and drywall

  • Electronics

  • Musical instruments

  • Artwork

  • Indoor plants

Maintaining a stable indoor climate helps preserve the condition of your home while it's on the market.

It Helps Eliminate Odors

Heat intensifies odors.

Pet smells, cooking odors, musty rooms, and other lingering scents become much more noticeable in a hot house.

A cool home combined with proper ventilation creates a fresher environment and a much better showing experience.

Buyers Associate Comfort with Proper Maintenance

Whether it's fair or not, buyers often assume that a seller who doesn't run the air conditioning may also have deferred maintenance in other areas.

They may begin wondering:

  • Is the HVAC system working properly?

  • Has the home been well maintained?

  • What else has been neglected?

Don't allow unnecessary questions to enter a buyer's mind.

You Don't Need to Keep It Ice Cold

Many sellers worry about electric bills while their home is listed.

Fortunately, you don't need to keep your thermostat at 70 degrees.

A good rule of thumb during showing season is:

  • 74–76°F when you're home

  • 76–78°F when you're away

  • Slightly cooler if a showing is scheduled

This keeps buyers comfortable while controlling energy costs.

Southern Arizona Buyers Expect Air Conditioning

In Tucson and surrounding communities, air conditioning isn't considered a luxury—it's an expectation.

During our summer months, temperatures regularly exceed 100 degrees. Buyers often drive from one showing to another in the heat. Walking into a cool home provides immediate relief and creates a positive emotional response.

That positive feeling can carry through the entire showing.

My Goal Is to Help Your Home Make the Best First Impression

Selling your home is about more than putting a sign in the yard. Every showing is an opportunity to impress a potential buyer.

Simple details—comfortable temperatures, good lighting, cleanliness, pleasant scents, and proper presentation—can make a significant difference in how quickly your home sells and the offers you receive.

As your REALTOR®, I'll provide guidance on every aspect of preparing your home for the market so it stands out from the competition.

If you're thinking about selling your home anywhere in the Tucson Metro area, I'd be happy to discuss strategies that help maximize your home's value and attract qualified buyers.
