Selling a home is one of the largest financial decisions most people will ever make. The Realtor you choose can have a significant impact on not only the price you receive, but also the overall experience and outcome of your sale.
One of the most important qualities I bring to my clients is integrity.
That means I may not always tell you what you want to hear, but I will tell you what you need to hear.
The Truth About Pricing
One of the biggest mistakes sellers make is choosing an agent based solely on the highest suggested list price.
Unfortunately, some agents will tell homeowners exactly what they want to hear in order to secure the listing. The problem is that homes priced above market value often sit on the market longer, attract fewer qualified buyers, and eventually require price reductions.
When I provide a market analysis, my goal is not to win a popularity contest. My goal is to help you understand what today's buyers are willing to pay based on current market conditions, recent sales, competition, and demand.
The market determines value—not me.
My responsibility is to provide honest information so you can make an informed decision.
Condition Matters
Pricing is only part of the equation.
The condition of your home also plays a major role in how buyers perceive value. Buyers today have access to more information than ever before. They compare homes online, review photos, study property histories, and often view multiple homes before making an offer.
If repairs, deferred maintenance, or cosmetic issues exist, I will discuss them openly and honestly. Sometimes small improvements can significantly increase buyer interest. Other times, it may make more sense to adjust pricing rather than invest additional money.
Either way, I believe sellers deserve straightforward advice, not false promises.
My Job Is To Sell Homes, Not Just List Them
There is a difference between listing a home and selling a home.
Anyone can put a sign in the yard and enter a property into the MLS. That alone does not create a sale.
My focus is on developing a strategy that gives your home the best opportunity to attract qualified buyers, generate interest, negotiate effectively, and ultimately close successfully.
A listing that sits on the market for months helps no one.
A properly priced, properly marketed home that sells is the goal.

Sometimes my recommendations may not be what a seller expected to hear. However, honesty at the beginning of the process often prevents disappointment later.
