While buyers often focus on finding the perfect home and sellers concentrate on getting the best price, one of the most important parts of the transaction happens behind the scenes—the title and escrow process.

What Is Title Insurance?
Unlike homeowners insurance, which protects you against future events like fire or theft, title insurance protects you against problems that already existed before you purchased the property.
Before closing, the title company performs an extensive search of public records to ensure the seller has the legal right to transfer ownership to the buyer. They look for issues that could affect ownership of the property.
