Moving From Another State? Tucson May Be Different Than You Expect

Moving to Tucson from another state can be exciting, but buying a home here may be different from what you're accustomed to. Tucson has its own housing styles, neighborhoods, climate considerations, and way of life.

If you're relocating to Southern Arizona, one of the most important things I can tell you is this: don't start by choosing a house. Start by deciding how you want to live.

Tucson Is Not One Housing Market

When someone tells me they're “moving to Tucson,” my first question is usually: What do you want your day-to-day life to look like?

The Tucson metro area offers tremendous variety. You can find newer master-planned communities, established neighborhoods, luxury properties, golf communities, 55+ communities, manufactured homes on land, horse properties, and homes with acreage.

You may want to consider areas such as Oro Valley, Catalina, Marana, Northwest Tucson, the Foothills, Vail, Sahuarita, or other parts of the metro area. Each offers a different combination of lifestyle, housing, amenities, and distance from the places you'll visit regularly.

Distance Can Be Deceptive

Looking at a map from another state doesn't always tell the whole story.

A home may appear reasonably close to work, medical care, shopping, the airport, or family members, but the actual drive may be considerably different from what you expected.

That's one reason I like to talk about lifestyle and location before houses.

There's little benefit in finding the perfect house if you later discover it's in the wrong location for the life you wanted.

Arizona Homes Have Some Differences

If you're coming from another part of the country, you'll probably encounter features and terminology that aren't familiar.

Depending on the property, we may need to talk about things such as HVAC systems, roof types, pools, solar systems, septic systems, wells, termites, desert drainage, HOAs, block construction, stucco, manufactured homes, and other Arizona-specific considerations.

None of these automatically makes a property good or bad. The important thing is understanding what you're buying.

Don't Buy Tucson Based Only on Internet Photos

Online home searches are a great place to begin, especially when you're hundreds or thousands of miles away.

But photographs can't tell you everything.

They don't necessarily show you what's next door, traffic patterns, surrounding development, road noise, neighborhood characteristics, or how convenient the location will be for your lifestyle.

That's where having someone local becomes particularly important.

Start With How You Want to Live

Before we start looking at individual homes, I'd rather learn what matters to you.

Do you want mountain views? A newer home with less maintenance? More land and privacy? A gated community? Golf? A 55+ community? Easy access to restaurants and shopping? Do you need to be close to medical facilities, an employer, the University of Arizona, or family?

Once we know those answers, we can narrow down where you should be looking. Then we can concentrate on finding the right home.
