Home Warranties: Why I Recommend Them to Every Buyer (and Many Sellers)

Buying or selling a home is one of the biggest financial decisions you'll ever make. While no home is perfect—whether it's brand new or 50 years old—a home warranty can provide valuable peace of mind when unexpected repairs arise.

As your Realtor, one of my goals is to help protect you not only during the transaction, but long after you receive the keys. That's why I often recommend that my clients consider purchasing a home warranty.

What Is a Home Warranty?

A home warranty is a service contract that helps cover the repair or replacement costs of many major home systems and appliances that fail due to normal wear and tear.

Depending on the plan you choose, coverage may include:

  • Heating and air conditioning systems

  • Plumbing systems

  • Electrical systems

  • Water heaters

  • Kitchen appliances

  • Washers and dryers

  • Garage door openers

  • Ceiling fans

  • Built-in microwaves

  • Garbage disposals

Each warranty company offers different coverage options, deductibles, and exclusions, so it's important to review the details carefully.

Why Is a Home Warranty Important?

Protection Against Unexpected Expenses

Imagine moving into your new home and, two weeks later, the air conditioner stops working during a Tucson summer. A major HVAC repair can cost thousands of dollars.

A home warranty can significantly reduce your out-of-pocket expenses for covered repairs, helping you protect your budget.

Peace of Mind

Buying a home can be stressful enough. A home warranty provides reassurance that if something covered breaks unexpectedly, you'll have someone to call and financial assistance with the repair.

Helps First-Time Homebuyers

Many first-time buyers have used much of their savings for the down payment and closing costs. A home warranty can help prevent an unexpected repair from becoming a financial hardship.

Convenience

Most warranty companies have networks of licensed service contractors. Instead of searching for a repair company on your own, you simply contact the warranty company, and they coordinate the service.

Benefits for Home Sellers

Home warranties aren't just for buyers—they can also benefit sellers.

Offering a home warranty with your listing may:

  • Make your home more attractive to buyers.

  • Provide additional confidence during negotiations.

  • Help distinguish your home from competing listings.

  • Offer limited protection while your home is listed if a covered system fails before closing (depending on the warranty company and plan).

Although a home warranty won't guarantee a faster sale, it can be an appealing feature that gives buyers added confidence.

What Doesn't a Home Warranty Cover?

It's important to understand that a home warranty is not the same as homeowners insurance.

Generally, home warranties do not cover:

  • Roof leaks (unless specifically added)

  • Structural issues

  • Foundation problems

  • Flood or fire damage

  • Damage caused by neglect or lack of maintenance

  • Pre-existing conditions that should have been discovered before coverage began

  • Cosmetic defects

Every warranty company has its own terms, conditions, and exclusions, so always read the contract carefully.

Is a Home Warranty Worth It?

For many homeowners, the answer is yes.

While no warranty covers everything, many homeowners find that a single covered repair can offset much or all of the warranty's annual cost.

Like any form of protection, you hope you won't need it—but you'll be glad to have it if a major system or appliance unexpectedly fails.

My Recommendation as Your Realtor

Every home is different, and every buyer has different financial goals. I don't recommend a home warranty because it's required—I recommend it because I've seen firsthand how valuable it can be when unexpected repairs happen.
