  With full entitlement, VA loans allow you to buy a home with no down payment required—one of the only programs that truly offers 100% financing for eligible buyers. This is especially valuable in Tucson's competitive market where inventory can move quickly.

• No Private Mortgage Insurance (PMI)Unlike most low- or no-down-payment loans, VA loans do not require monthly mortgage insurance, saving you hundreds each month—money that can go toward enjoying all that Southern Arizona has to offer.

• Flexible Credit RequirementsThe VA doesn't set a minimum credit score; lenders typically look for a score around 620, but some may accept lower. The focus is on your ability to repay and stable income.

• Competitive Interest Rates VA loans often offer lower rates than conventional loans, helping you save over the life of your mortgage—especially important as you settle into your new Tucson home.

• Limited Closing Costs The VA restricts what you can be charged in closing costs, and sellers can pay all or part of your closing expenses.
